In all business districts, each business shall be permitted to have permanent outside signs. Signs permitted under this section shall be limited to those as described below.
(A)
(1) Each business shall be entitled to have one sign which is mounted flush against a building. The depth of such a sign from a face to the building shall not exceed two feet. The area of such a flush-mount sign shall be limited to a total surface area equivalent to 1½ square feet of sign area for each lineal foot of building width occupied by the enterprise. In the event that the area shall exceed 50 square feet, then an additional application must be made and approved by the Planning Commission.(B)(2) Awnings shall be construed as part of the building to which they are attached and a sign may be mounted flush thereto.
(1) Additionally, one free-standing sign structure shall be permitted for each buildable commercial lot in a B-3 zone. Such freestanding signs shall not exceed three square feet for each lineal foot of lot frontage with a maximum of 300 square feet for any single sign, 150 square feet per side if double-sided. All freestanding signs shall be set back a minimum of 25 feet from the front property line.(C) Neighborhood business developed in the B-2 zone as a Planned Unit Development may have one freestanding identification sign set back at least 25 feet from the front property line and presenting only the name of the shopping center, the businesses located therein, and the hours of business. Each sign shall not exceed 72 square feet in area and not exceed a height of six feet.
(2) The dimensions of any two-faced or multi-sided sign must be determined by measuring the surface area on one side of the sign, and shall not exceed the requirements as set forth above. Freestanding signs shall not exceed a height of 35 feet in B-3 Districts.(3) All freestanding signs designed to face into a residential district shall be located 50 feet or more from the residential district, or residential lot line.
(D) Real estate signs advertising the sale, rental or leasing of the premises, shall be permitted in any business zone provided that the signs shall not exceed 12 square feet in area and shall be displayed at least ten feet from all lot lines.
(E) In a B-1/Historic overlay zone,
free-standing signage shall be permitted via low rise monumental type signage.
New signage shall not exceed six feet high and 48 square feet per side.
Maximum allowable signage is one two-sided monument free-standing sign
and one wall-mounted or window sign flat against the building not to exceed
24 square feet.
